Securing Tenants

  • Application collection and background checks conducted by Advanced Screening
  • Past landlord reference checks and collection screening
  • Current employer verification and income confirmation
  • Review of military LES for qualification validation
  • Security deposit (equal to one month’s rent) collected upon approval
  • Pet screening and additional deposits handled when needed

Lease Execution & Move-In

  • Utility transfer coordination with incoming tenants
  • Verification of renters insurance prior to move-in
  • Execution of lease with all required legal addendums
  • Full property walkthrough and check-in report documented

Rent Collection & Disbursement

  • Rent is due on the 1st and considered late after the 7th
  • Multiple payment methods available for tenant convenience
  • ACH deposit to owners typically processed by the 15th of each month
  • Monthly owner statements emailed with detailed receipts for any repairs
  • All management fees and maintenance expenses clearly documented

Maintenance & Care of Property

  • Owners may designate preferred contractors for repair work
  • Vetted vendors handle all essential property repairs
  • Licensed and insured companies manage sprinkler systems and seasonal upkeep
  • Special requests, such as annual furnace cleaning, are accommodated
  • Annual property walkthroughs completed for each managed home

Property Management Fees

  • First full month’s rent retained as the leasing fee (excluding prorations)
  • 10% monthly management fee
  • No vacancy fees
  • No hidden charges (e.g., lease renewal fees, processing fees)
  • No custodial accounts or retainers required
