  • Securing Tenants

    - Application collection and background checks conducted by Advanced screening

    - Past landlord references and outstanding collection screening

    - Current employer background check and income verification

    - Review of military LES to show proof of rental qualification

    - Upon application approval security deposit is collected and is equal to one month’s rent

    - Pet screening and additional deposit if necessary is collected

  • Lease Execution & Move-In

    - Utility transfer organized with prospective tenant

    - Proof of renters insurance is provided

    - Executed lease with additional addendums

    - Walk-through and check-in report provided

  • Rent Collection & Disbursement

    - Rent is due on the first of every month and is considered late by the 7th

    - Multiple payment methods are provided to the tenant

    - Estimated ACH deposit to owners account approximately on the 15th of every month

    - Owner statement is generated monthly and distributed via email

    - Repairs will be accompanied with a detailed receipt of work completed

    - Monthly management fees and necessary repairs will be accounted for

  • Maintenance & Care of Property

    - Owner ability to provide preferred contractors and personal communication

    - A group of vetted contractors will handle any necessary repairs

    - A licensed and insured company will handle maintenance of sprinkler systems

    - Special maintenance requests such as yearly furnace cleaning will be accommodated

    - Yearly walk-through process for each individual property

  • Property Management Fees

    - Retain first month’s rent for leasing fee, excluding any prorations

    - 10% monthly fee

    - No vacancy fees

    - No hidden fees such as lease renewal fees, processing fees, etc.

    - No custodial accounts or retainers collected
