    ✓ Talk to a lender if you're selling and buying

    ✓ Research what you can buy/afford for your next home

    ✓ Determine value/list price of current home

    ✓ Make any necessary repairs or updates to improve value

    ✓ Professional photographs

    ✓ Coordinate showing instructions

    Listing Your Home for Sale

    ✓ Receive offer/draft counteroffer if necessary

    ✓ Home placed under contract

    ✓ Earnest money received, buyers schedule inspection and continue loan process

    ✓ Buyer request repairs via inspection objection

    ✓ Respond with inspection resolution as to what is agreed to be fixed

    ✓ Appraisal ordered, received and final loan approval is given

    ✓ Buyer’s agent schedules final walk-through just prior to closing

    ✓ Closing the transaction - typically takes 1 hour, proceeds are received via check or wire and loan is paid via wire transfer

    Challenges

    ✓ Buyer does not receive approval for loan

    ✓ Unable to resolve inspection resolution

    ✓ Buyer's earnest money refunded in full if the loan objection date or inspection objection date has not passed
