Steps to Buying

  • Get pre-qualified for a mortgage

  • If possible, use a local lender who you can meet face-to-face

  • Fill out loan application

  • Sign Buyer Agency Agreement with Broker

  • Drive neighborhoods

  • Establish search criteria, i.e. school district, length of commute, etc.

  • Check listing emails diligently

  • Send list of homes you'd like to see to stephanie@thepropertygroupcos.com

  • Text or call Justin at 719-232-1063 if you'd like to see a home asap

  • View homes

  • Understand relationship between price and monthly payment

  • Look during the week for less competition

  • Make Offer

  • Countered or Accepted

  • When contract is agreed upon, deliver earnest money

  • Schedule inspection

  • Ask Seller to address issues re: health & safety

  • Seller responds with Inspection Resolution, all parties sign

  • Appraisal ordered by lender

  • Verifies the value of the home is correct

  • Protects both buyer and lender

  • Lender may ask for additional documentation for final loan approval

  • Closing disclosure must be signed by buyers 3 days prior to closing

  • Just prior to closing, we will do a final walk through

  • Are all inspection items complete? Was there any damage since inspection?

  • Closing

  • Make sure to bring a valid driver's license

  • Payments must be in certified funds
